The way this works is that if you see a property you like – you will put your offer in. The purchase price is 70% market value – if you are seeking to find properties for less than 70% market value – we probably do not have many, there is the rare occasion they do show up. Generally a bank is going to contract with a local realtor in any given geographical location, one reason is to expose the asset as being available and in foreclosure. There are instances where the bank will not have to foreclose if a realtor can identify a buyer and offer a short sale.

At any rate, our model is to offer investors REOs in the Georgia area at the cost of 70% market value. Where do we get our 70% market value? As mentioned the banks have contracted with realtors in all areas of Georgia, and those realtors price the property according to their local market. We are able to purchase below market value on your behalf because we are buying in bulk.
